  • Deliverable: Concept packet with 1–2 plan options.

  1. Detailed Design & Selections

  • We do: Final layouts, elevations, fixtures, tile, paint, lighting, hardware, furniture; schedule outlines.

  • You do: Approve selections.

  • Deliverable: Renderings + renovation estimate.

  1. Proposal & Agreement

  • We do: Fixed-scope proposal, phased schedule, payment milestones, warranties.

  • You do: Sign agreement and initial deposit.

  • Deliverable: Project roadmap + calendar.

  1. Procurement & Pre-Build

  • We do: Order materials, confirm lead times, secure permits, finalize trades.
